Interesting Facts & Resources

In 1969 Jerry Snyder and Bill Krisel had two very similar visions for the recently purchased 32 acres of the ocean front property south of the Hotel Del Coronado. Although Snyder had purchased the space, Krisel was the architect and thought that pairing the gorgeous skyline view of the Pacific Ocean and Point Loma to one side and the Coronado Bay Bridge and Glorietta Bay to the other would with a tall building that would be able to see Coronado in all of its majesty. In the end, two high rises would be built with 150ft between the two of them as what is rumored to be due to the height of the flag atop the Hotel Del Coronado. By building the units vertically rather than horizontally like the Hotel Del, the number of units occupied was only 1500 which left much more open space.

 

In July of 1970, the developers of Coronado Shores broke ground both literally and figuratively when they decided on building a new tower on 1730 Avenida Del Mundo, which was named The Cabrillo Tower. It was said that the building’s developer could not decide on what kind of bedrooms to configure, so he just did a mixture of 1, 2, and 3 bedroom complexes. The “01” stack on each floor were each personal studios that went for a starting price of $37,900 whereas the most expensive sell that The Cabrillo Tower made was a penthouse suite for $74,900! When the building was finally done with construction, the developer was devastated to hear that the studios were not in high demand. Developer and architects in charge was Krisel, who made the plans as he went along, adapting to the ever-changing market conditions. According to the San Diego Union Tribune article written on April 28th, 2008, Krisel stated that his influence was that of the South American modernist design adding, “There’d never been a high-rise built on the beach in Southern California, so we didn’t know what to build!”

 

Since the completion of The Cabrillow Tower, the building codes and conditions changed for the future buildings. For example, only La Playa (1710 Avenida Del Mundo), La Princessa (1750 Avenida Del Mundo), La Perla (1780 Avenida Del Mundo), El Encanto (1810 Avenida Del Mundo) and El Mirador (1820 Avenida Del Mundo were built with a sprinkler system installed. In response to newer energy laws, the last two buildings mentioned installed solar panels on the roofs in order to keep the floor-to-ceiling windows. In September of 1999 the President of the Coronado Shores Company stated in “View from the Shores” that “Cabrillo Tower had a co-generation plant on the roof. Oil prices came down and so did the plant.”

 

Standing well through the tests of time, Coronado Shores is still just at unique as it was over 30 years ago at it’s completion. No other project of it’s size has been completed since then in not only Coronado, but the entire California Coastline. What happened on May 13, 2008 when the same penthouse suite that went for only $74,900 was sold for $2,350,000, it makes you wish you had been able to tell the future! Although the ‘70’s have come and gone , the Coronado Shores remains to be raved as a great place for a home, to vacation, or an investment. As everyone knows, it’s all about location, location, location!
